I am considering buying a residence in Tel Aviv. How do I begin?

With a conversation. Introduce yourself to us, tell us in general terms what you are looking for, and we will propose a time to speak — in person if you are in Tel Aviv, by telephone if not. We do not ask for particulars in advance. A good first conversation is an exploratory one, from which the search, if there is to be one, will take shape.

Do you have a minimum price point?

We do not publish one. Our mandates are drawn from a specific end of the market, and the residences we typically represent sit comfortably above what most would consider luxury. Beyond that, the right answer depends on the residence and the buyer. If you are unsure whether what you are considering is within the scope of our office, a brief conversation will resolve it quickly.

What languages do you work in?

English and Hebrew — in the document as well as in the room. Correspondence is drafted in the language the client prefers. Meetings are conducted in the language that best serves the conversation. For transactions requiring counsel in jurisdictions we do not directly serve, we coordinate with advisors in London, Paris, Geneva, New York, and Zurich whom we have worked with before.

Do you work with international clients?

Most of our clients live across several cities. Many have a residence in Tel Aviv, a base in London or Paris, and family or business interests elsewhere. Our work is arranged accordingly — documents coordinated between jurisdictions, meetings held in whichever city is most convenient, timelines managed across time zones. A residence in Tel Aviv is rarely a transaction only in Tel Aviv.

How large is the office?

Small, and deliberately so. A limited number of advisors lead mandates directly, supported by a small team handling correspondence, documentation, and coordination with counsel abroad. We do not subcontract, and we do not employ junior agents to show residences on our behalf.

For Sellers

Can you provide a valuation without an instruction to sell?

Yes. A number of our clients engage us for valuations only — for estate planning, divorce, inheritance, or internal family matters. This work requires judgement as much as data, and absolute confidence that what is discussed will remain between us. Valuation engagements are billed by the engagement, not by the transaction.

Why would I sell my residence privately rather than through a portal?

At this level, the right buyer is rarely among the many. A residence published on a portal becomes a matter of public record the moment it is listed — its price, its photographs, its address. If it does not sell quickly, it begins to look stale, and the longer it sits, the harder it becomes to sell at all. A private sale, conducted properly, is rarely slower. It is simply quieter. We introduce the residence to a considered circle of buyers, one at a time. Most of our transactions are closed without ever appearing in public view.

How long does a private sale typically take?

It depends — more than we would like it to. A well-priced residence introduced to the right buyer can close within weeks. One that requires the right buyer to become available can take months. We will give you an honest view at the outset, and revise it as the process develops. We do not take on mandates we do not believe will close within a reasonable time. If we accept your instruction, it is because we believe it is sellable on the terms you have set.

Will my name or address appear anywhere publicly?

Not by us. Your residence is not advertised, photographed for the open market, or referenced by address in any published material we produce. Your name is known to us and — when appropriate — to a qualified buyer at the point of a serious offer. And to no one else.

What is your fee?

We do not publish our fees. Every mandate is different, and every fee is agreed before any work begins, in a single conversation. Our fees reflect the work required and the value at stake — not a standard tariff applied across all instructions. We would gently add: if the question of fees is foremost in your mind at this stage, a portal-based agency is likely to serve you better than we will. That is not a criticism of the question. It is an honest view of the fit.
