Altitude Privé acts for buyers. It is the whole of the business model and the reason the advice is worth taking.

A buyer’s agent is engaged by the purchaser, works to a brief the purchaser sets, and is answerable to the purchaser alone. Everything on this page follows from that one arrangement — what we do, in what order, and what it costs.

A familiar role in London. Almost unknown here.

In Britain and the United States, a buying agent is an ordinary part of a serious purchase. Nobody thinks it eccentric to have someone on your side of the transaction. In Israel, the role barely exists.

The metavech you meet is instructed by the seller or retained by the developer, and is paid by them on completion. He may be personable, diligent and entirely honest — most are. But he is not yours, and the structure of his engagement means there is one sentence he can never say to you, however clearly he can see it.

We are engaged by you. We work to your brief. We are paid by you, on terms agreed before anything begins. Which means we can say it.

What A Mandate Includes

Seven stages, in order.

An off-plan purchase in Israel runs three or four years from first conversation to registered title. This is what the office does across that distance.

I

The brief.

A long first conversation about the life you are building here rather than the property you think you want. Budget, of course — but also the school run, the shul, the parents visiting, the commute, whether this is five years or fifty, and what you would regret. The brief is written down, and it governs everything that follows.

The search.

Access to the national register: developments launched, developments approaching launch, and schemes we are tracking from the planning file before a sales office exists. We shortlist against your brief rather than against our inventory, for the straightforward reason that we hold none.

The assessment.

For each shortlisted development: the developer’s delivery history and how late their last three buildings ran, the standing of the accompanying bank, the planning position on every surrounding plot, what is genuinely going to be built in front of your view, the specification measured against its peers, and an honest opinion on price.

The negotiation.

Israeli developers negotiate on far more than headline price — specification upgrades, parking and storage, the weighting of the payment schedule, index-linkage terms, delivery dates, assignment rights and delay compensation. Most buyers spend all their leverage on the one item the developer is least willing to move. We negotiate the rest, which is where the value sits.

The legal work.

Our in-house counsel reviews and amends the sale agreement, the technical specification, the bank guarantee and the payment schedule — before terms are agreed rather than after. Most buyers instruct a lawyer once the deal is done, at which point every amendment they need has become a favour rather than a condition.

The construction years.

Off-plan purchases run for years after signature, and this is the stretch where representation is thinnest across the market. We verify each construction stage before a payment is released, confirm the guarantee position at every step, document variations, track delivery against contract, and pursue compensation where the building runs late.

Delivery, and afterwards.

A professional snagging inspection before you accept the keys, the occupancy permit verified, defects scheduled and pursued, registration completed, and the statutory warranty period diarised so that the developer’s obligations are called in while they still exist.

The mandate does not end at signature. Signature is where most representation ends, and where most of the problems begin.
The Fee

Agreed once, in writing, before anything begins.

We publish no tariff, because no two mandates are alike. A pre-launch acquisition negotiated over eight months and a single contract review three weeks from signature are not the same piece of work and should not carry the same number.

What we do instead is settle it in one conversation, in writing, before any work starts — and then leave it alone. The fee reflects the work required and the value at stake. It does not move afterwards, and it does not depend on whether you buy.

What that means in practice

  • Set before instruction. You know the number before you commit to anything, and it is confirmed in the engagement letter rather than agreed by handshake.
  • Fixed, not contingent on a purchase. Our advice not to proceed is worth exactly as much to us as our advice to proceed. That is deliberate, and it is what you are actually paying for.
  • Scoped to the mandate. A full acquisition, a single development assessed, or a contract read before signature — each is priced as what it is.
  • Legal work billed separately. Counsel is engaged under a separate retainer and invoiced separately, so you can see precisely what you are paying for and to whom.
Who We Take On

A short, honest note on fit.

We are probably the right office if

  • You are buying new-build or off-plan in Israel and nobody in that process currently works for you.
  • You want the developer diligenced and the contract argued over, not the brochure admired.
  • You are buying from abroad, or in a language you are still learning, or both.
  • You would rather be told an uncomfortable thing early than a comfortable one late.
  • You have already found something and want it examined before you sign.

We are probably the wrong office if

  • You have already decided, and what you are looking for is endorsement.
  • You want the widest possible list of everything available — the portals do that better than we ever will.
  • You need to complete inside a few weeks and want the paperwork moved quickly rather than read closely.
  • The purchase is small enough that the fee would be disproportionate to it. We would rather say so than take it.
We accept a limited number of mandates at any one time. If we are not right for you, we will say so in the first conversation, and where we can, we will tell you who is.
