12 Mintz. Hadar Yosef.

Overlooking Frankfurt Garden, in the quiet family quarter across the Yarkon. Twenty-eight residences, completed and occupied. Held on the secondary market for resales.

The building

Eight storeys. Twenty-eight residences. Architect Kahana Architects. A TAMA 38/2 scheme, now completed and occupied — the development phase is behind this building, and the residences are held by the original purchasers who took them at the developer’s release.

The residential composition is consistent. Twenty-six of the twenty-eight residences are five-room family apartments of approximately 110-140 square metres, with balconies in the 14 to 100 square metre range depending on floor. The two upper-floor residences have substantial rooftop terraces of approximately 100 square metres each. No penthouses in the strict sense, no single Signature Edition residence — this is a building of consistently-sized family homes, built to a uniform specification throughout.

A note on representation

This building sits differently from most of the catalogue. 12 Mintz is completed and occupied; residents have been in the building for a meaningful period. The office’s representation of this building is not for the developer’s initial release — that is complete — but for the secondary market, where original purchasers may release their residence back to the office for a future buyer.

This is the normal, mature end of a building’s lifecycle. Most of the great Tel Aviv residential buildings the office holds in the long term — the established Akirov, Meier on Rothschild, Neve Tzedek Tower positions — are held this way: the building is complete, the original residents have taken occupancy, and inventory arrives through the ordinary life-circumstance movements of the residents over time.

For 12 Mintz, the correspondence with the office works accordingly. Residences become available intermittently rather than on a scheduled release, at specification levels that vary by original purchaser, with pricing reflecting the completed-and-occupied status of the building rather than the pre-construction discount that applies elsewhere in the catalogue.

The quarter

Hadar Yosef is one of the quieter residential quarters of Tel Aviv, positioned in the north-eastern part of the city across the Yarkon from the central districts. Its register is family-residential at low-to-medium density — closer to a London residential zone like Highgate or a Parisian residential arrondissement like the 15th than to the dense boutique urbanism of Lev Ha’ir or the high-rise luxury of Park Tzameret.

The quarter’s character is stable. Families have lived here for multiple decades. The streets are tree-lined and tree-shaded, the schools are among the city’s most established, the commercial register is neighbourhood-scale (small shops, one or two corner cafés, a few daily-life amenities) rather than destination commercial. For the resident whose priority is quiet family life with good schools and green space, Hadar Yosef is one of the Tel Aviv answers — distinct from the Bavli answer (which is more urban), distinct from the Ramat Aviv answer (which is further from the city centre).

The position

Mintz Street itself is one of the quieter streets within Hadar Yosef, on a large plot that borders Frankfurt Garden. The garden — a small pocket park with mature trees and play equipment, the kind of neighbourhood green space that forms part of the quarter’s daily life for families with children — is the residences’ primary outlook. Upper-floor apartments hold direct views across it.

Walking-distance geometry: Tel Aviv University is seven minutes on foot to the north, the Exhibition Gardens and the Ramat HaHayal commercial cluster ten minutes east, the Yarkon Park and its northern walking paths eight minutes south-west, and the Ayalon connection (and via it, the central city) is immediately accessible by car. For a family whose working life involves Tel Aviv University or the Ramat HaHayal high-tech cluster, the position is the walkable answer to both.

The buyer

12 Mintz is directed at a specific register of buyer:

Families whose Tel Aviv register is Hadar Yosef specifically, or who are open to the family-residential quarters across the Yarkon as an alternative to Bavli or Ramat Aviv. Anglo-academic buyers with a Tel Aviv University connection — visiting faculty, senior researchers, academics on extended residency — for whom the seven-minute walk to campus is genuinely significant. Senior professionals in the Ramat HaHayal technology cluster who want a quiet family residence in walking distance of the office. Returning Israelis with school-age children whose priority is the register of the quarter over the register of the street.

This is not a building for the buyer whose register is central-city boutique — the Hadar Yosef quarter is different enough in character that a buyer arriving with that expectation will not be well served here. For that buyer, the Lev Ha’ir catalogue (4 Michal, 28 Shalom Aleichem, 30 Shalom Aleichem, 47 Pinsker) is the correct direction.

The representation

The building is occupied. Inventory arrives intermittently through the secondary market. For buyers whose register is Hadar Yosef specifically, and whose timeframe is flexible enough to wait for the right residence to become available, the office will hold the enquiry on file and respond when inventory arrives. The intermittent nature of secondary-market release means this is not a quick-transaction building; patience is part of the position.

Across the Yarkon, in the quiet family quarter. Completed and occupied. Held for the buyer whose register is Hadar Yosef and whose timeframe can meet the secondary-market release cycle.

A note from the office. If you are considering 12 Mintz — or if your register is Hadar Yosef specifically — a brief conversation is the simplest place to begin.
