A note on register, before the rest

This building sits outside the office’s core register, and the office will say so plainly rather than position it as something it is not.

The attraction is infrastructure-led: the Red Line light rail, now operational, transforms the walking-and-transit geometry of this part of the city; the Bat Yam coastline regeneration immediately to the south adds a further tailwind over the next decade. Buyers considering this building are doing so for a specific combination of value, current construction-stage pricing, and the growth trajectory of the quarter itself over the ten years after handover.

This is a legitimate proposition — in the right register. The register is investment-and-primary-residence at a growth address, rather than primary residence at an established address. The correct buyer for this building is aware of that distinction going in.

The position

26 Isaac Harif sits in southern Tel Aviv, in the band that runs between the Ayalon motorway corridor and the coast, approaching the administrative border with Bat Yam. Historically this section of the city has been a mixed residential-and-commercial district with modest property values, limited international buyer presence, and an older residential stock in need of systematic renewal. In the last five years, three factors have begun to change the trajectory of the area:

The Red Line light rail — operational since late 2023 — has connected southern Tel Aviv to the city’s centre and to the wider Gush Dan metropolitan area with an efficiency that the previous bus-only network could not offer. Residents of this stretch can now reach Rothschild, Habima, and the Tel Aviv commercial centres in fifteen to twenty minutes on rail, a transformation on a daily-life scale.

The Bat Yam coastal regeneration — a multi-billion-shekel project to redevelop the Bat Yam seafront with new towers, a restored promenade, and upgraded public realm — is under way immediately to the south. The effect on values in the immediately adjacent southern Tel Aviv streets is the standard real estate one: regeneration of an adjacent district raises the floor of the streets next to it.

The systematic TAMA 38 rebuild — in which 26 Isaac Harif is itself a participant — is replacing the 1950s-and-60s building stock on this stretch with new buildings to current earthquake and living-standard code, one address at a time. The critical mass of rebuilt stock in a quarter is one of the practical markers of when a street moves from under-transition to transitioned.

The quarter is not there yet. It is, at the point of this building’s handover, still on its trajectory rather than arrived.

The beaches and the walking register

The beaches of southern Tel Aviv and northern Bat Yam are a short walk from 26 Isaac Harif — within fifteen minutes on foot to the nearest coastline. These are not the Frishman or Gordon beaches of the central Tel Aviv register; they are the quieter southern stretches, less developed in their beach culture but meaningfully less crowded and with a different, more local character. Construction is under way. Handover is anticipated in 2027. The developer has released residences for qualified enquirers, and pricing in the current construction phase reflects the building’s stage of completion.

For buyers whose position genuinely fits the register described above — and the office will be direct about that register on the first call — the inventory remains under discussion at the office’s correspondence level.

Not Lev Ha’ir, not Bavli, not Rothschild. A different proposition, in a different quarter, on a different trajectory. An investment-and-growth address, honestly presented.
