Akirov Towers (Tzameret Towers)

Three towers on Pinkas. The building by which every Tel Aviv residence since has quietly been measured.

Akirov was the first. Before the Tel Aviv skyline was the Tel Aviv skyline — before Meier, before YOO, before the Promenade — three towers rose over Pinkas Street and set the terms the rest of the city has been negotiating with ever since.

The residences themselves are unusually quiet, for a building this well known. A single lift lobby per floor. A permanent management team. A resale market so narrow that a unit surfaces, by name, perhaps two or three times a year. Most transactions here are concluded before a listing is drafted. A few are concluded before the sellers have decided, publicly, that they are selling.

On the quarter

Park Tzameret is not a neighbourhood. It is an enclave.

There are no shopfronts. There is no high street. There is no evening foot-traffic. Park Tzameret was planned as a residential quarter and has remained, twenty years on, exactly that — four towers arranged around a private garden, separated from the city by the Ayalon, separated from the Ayalon by the trees.

Residents are, in overwhelming measure, known to one another. A conversation at the mailboxes is as likely to concern a transaction in the building as anything in the markets below.

On the buyer

The buyer who lives here has usually lived here a long time.

Akirov is rarely a first residence in Tel Aviv, and almost never a second-home purchase. The buyer is typically an established Israeli family, a returning Israeli with a primary residence abroad, or an international family with a three-city footprint that includes Tel Aviv as one of the three.

In each case, the purchase is a long-hold decision. Turnover in the building is among the lowest of any residential address in the country — which is, in its own quiet way, the clearest endorsement the building gives of itself.

On representation

We have held this building, quietly, for a number of years.

Residences at Akirov are almost never listed publicly, and rarely advertised even privately. The office maintains a small register of owners who have indicated that a private conversation would be welcome at the right moment, and a correspondingly small register of buyers known to us personally who might suit a particular residence when one appears.

An introduction between the two is, in our experience, always the beginning of the conversation — never the end of it.

Few residences change hands here. Fewer still are announced.
