Port Tel Aviv Residences (Namal)

The northern anchor of the promenade. Waterfront, with a park at the doorstep.

Tel Aviv Port · Old North · Design: Ilan Pivko

At the northern end of the Tel Aviv promenade, where the seafront meets the Yarkon River, sits the reconstructed Tel Aviv Port — a commercial harbour converted, over the past two decades, into one of the city’s most distinctive public quarters. Pedestrianised waterfront. A weekly farmers’ market that has become a Friday institution. Restaurants and bars opening directly onto the sea. Direct access to the Yarkon Park, the city’s principal green lung. A children’s activity infrastructure that makes the district the default weekend destination for families across central Tel Aviv.

Port Tel Aviv Residences is the principal luxury residential address serving this quarter. The building, designed by Ilan Pivko, brings contemporary specification to an area historically under-served by new construction at this register. The architecture itself is among the more distinctive on the Tel Aviv skyline.

On the quarter

The Port is a residential proposition distinct from the central beachfront.

Where HaYarkon Street offers the promenade at its most urban — the central beaches, the hotels, the cafe density — the Port offers a different equation. Direct waterfront, but a quieter one. Promenade access south to the central beaches within a twenty-minute walk. The Yarkon Park immediately to the east, providing cycling paths, sports facilities, playgrounds, and the river itself. A weekly rhythm of markets, concerts, and family events that the commercial promenade cannot match. The character is waterfront-residential rather than waterfront-urban, and for a particular kind of buyer — the kind acquiring a family residence rather than a pied-à-terre — this is the correct trade.

On the buyer

The Port attracts families, consistently and by design.

A significant majority of Port Tel Aviv residents have children, and the building’s orientation follows from this. Weekend traffic in the lifts is strollers and scooters. The concierge knows the children’s names. The spatial and acoustic distance between the residence and the Yarkon Park — a distance measured in minutes rather than in a drive — shifts the daily calculation of family life in a way that few other Tel Aviv addresses can match.

The international share is meaningful. Anglo families, French relocators, and returning Israeli families with children who have lived abroad are disproportionately represented. The character of the building reflects this — quieter than the hotel-operated coastline buildings, more domestic than the Rothschild towers, closer in register to a senior family residential address in London’s St John’s Wood or Paris’s 16th arrondissement.

On representation

Port Tel Aviv Residences transact at a pace that reflects its resident profile.

Families who move into the building tend to remain in the building. Inventory appears when a specific life stage completes — children moving on to university, a return to another country, a consolidation following a divorce or a change in circumstance. Routine commercial turnover, of the kind seen at more investment-oriented buildings, is relatively rare.

We have handled introductions at the Port on a number of occasions, most often for Anglo and European families whose priority was waterfront lifestyle within a family-oriented residential envelope. For this profile, the building is frequently the answer without a close second.

The waterfront, at the city’s northern edge. For the family whose weekends belong to the park rather than to the hotel pool.

A note from the office. If you are considering a residence at Port Tel Aviv — as a buyer, as an owner, or simply as a matter under quiet consideration — a brief conversation is the simplest place to begin.
