The Old North of Tel Aviv is, for many of the city’s Anglo residents, the neighbourhood they consider first. Mature tree canopy. Broad streets. A mix of restored 1950s and 1960s low-rise apartment buildings, with a small number of newer luxury towers interleaved. The cafes at Ibn Gvirol. The children’s playgrounds at Kikar Rabin. The synagogue at the corner. The school catchments that serve the city’s two most established Anglo-oriented international schools. A residential character closer to London’s Primrose Hill or New York’s Upper West Side than to the rest of central Tel Aviv.

Arlozorov 17 is the Old North’s principal contemporary luxury address. The building sits directly on Arlozorov Street, between the central beachfront and the established residential quarters further inland — a position that combines highway access, rail access, and a seven-minute walk to Hilton Beach.

On the quarter

The Old North is a mature residential neighbourhood in the way that the city’s newer districts are not.

Arlozorov Street itself runs east-west from the Ayalon Highway to the beachfront at Hilton Beach. The position puts the tower within walking distance of the city’s most sheltered beach — a fact of some importance to families with young children, who use Hilton in a way they cannot use the more exposed beaches of the central promenade. The Ibn Gvirol retail and restaurant corridor is two minutes south. Kikar Rabin, the civic heart of the district, is a seven-minute walk. Tel Aviv Central Station — the national rail anchor — is on Arlozorov itself, placing the intercity network at the building’s doorstep.

On the buyer

Arlozorov 17 is, in our experience, the building we show most frequently to Anglo families acquiring a primary residence in Tel Aviv.

The profile is consistent. British, American, or Canadian olim, often with school-age children, who have made the decision to relocate to Israel and who have identified the Old North as the neighbourhood that most closely matches the residential pattern they knew at home. The catchment area includes both the Tel Aviv American School and the Tabeetha School, which settles the educational question for a significant portion of the buyer pool before the apartment search begins.

The building’s operational profile suits this clientele. The Olympic-length swimming pool — unusual in the Tel Aviv market, where pools are typically decorative rather than functional — is used daily by the resident children. The permanent doorman, the round-the-clock concierge, and the building’s operational discretion mean that the practical demands of establishing a family in a new country are absorbed by the building rather than added to the parents’ list.

Owners here tend to stay. The families who arrive at the building for the Anglo-school catchment and the Old North neighbourhood character are the families who raise children in the building, and the ownership patterns follow from this. Inventory, when it surfaces, is often tied to a specific family stage — children completing school, a return to the country of origin, a consolidation following a divorce or a change in circumstance.
