The White City is the central Tel Aviv district that earned Tel Aviv its UNESCO listing. More than four thousand buildings in the International Style, constructed largely in the 1930s by European-trained architects who had left Germany in the years before and during the war — the densest concentration of Bauhaus and International Style architecture anywhere in the world, preserved under a protection regime that governs everything from building heights to facade colours to the specific tint of a restored render.

To build a new residential tower inside the White City is, by design, difficult. The protections exist precisely to prevent the wrong building from rising where the right ones already stand. White City Residence accepted the constraints and produced, within them, a contemporary boutique development that carries on an explicit architectural dialogue with its 1930s neighbours rather than overpowering them.

On the quarter

The neighbourhood is Tel Aviv at its most characterful.

The White City is anchored by Rothschild Boulevard to the south and Dizengoff Square to the north. The district contains the highest concentration of restored 1930s residential architecture anywhere in the world, and the building height restrictions preserve its characteristic three- and four-storey scale. A walk through the quarter is a walk past the architecture that defined a particular moment in European design — rounded corners, horizontal balconies, pale rendered facades, the quiet confidence of the International Style before the war scattered its makers.

Residents of White City Residence live within this envelope. The beachfront is fifteen minutes on foot. Habima Square, the Cameri Theatre, and the Israeli Opera are within ten. Rothschild itself is a five-minute walk south.

On the buyer

White City Residence attracts a buyer who has chosen the quarter deliberately.

The resident profile is weighted toward the design-literate — architects, cultural-sector professionals, European buyers drawn by the district’s parallel to the neighbourhoods they know from home. Buyers relocating from London’s Marylebone, Paris’s 6th arrondissement, Amsterdam’s Museumkwartier, or Copenhagen’s central districts recognise the register immediately and make the decision quickly.

The building’s modest scale — fewer than forty residences — produces a community density closer in character to a European mansion block than to a Tel Aviv tower. Primary-residence usage is the norm. Secondary-residence purchasers, who might dominate on the coastline, are rare here.

On the building

White City Residence’s defining quality is its restraint.

The facade maintains a disciplined proportion with its protected neighbours. The height is considered rather than maximised. The amenity programme is boutique rather than extensive — a compact fitness facility, a residents’ lounge, concierge service, secure parking. There is no swimming pool. This is not an oversight; it is a decision, and it acts as a quiet filter on the buyer profile. The buyers who want a pool go elsewhere. The buyers who remain are typically the ones for whom the building was designed.

White City Residence rarely produces public inventory.

The small unit count, the design-led buyer community, and the long-hold patterns typical of primary-residence ownership combine to produce a building that transacts slowly. Residences, when they appear, usually reflect a specific life circumstance rather than a routine sale.
