A curiosity of the Tel Aviv tower market is that the tallest residential buildings are rarely on the busiest streets. Where Manhattan puts its height on Park Avenue and London keeps its towers at Vauxhall and Canary Wharf, Tel Aviv has tended to locate its residential high-rise on quieter secondary streets — a pattern that produces an unusual combination of central positioning with genuinely tranquil street-level atmosphere.

DUO Tel Aviv is the cleanest recent expression of the model. Two fifty-storey towers on Ben Saruk Street — a street that a non-resident could walk past without registering — placed deliberately above the heat of the city rather than within it.

On the quarter

Ben Saruk is a quiet pocket of central Tel Aviv, and DUO benefits from the anonymity.

The immediate walking environment includes access to the Ibn Gvirol corridor, the Rabin Square civic district, and the Old North’s extensive retail infrastructure. The beachfront is approximately fifteen minutes on foot. Rothschild Boulevard is a ten-minute walk south. The tower sits within the central city without suffering the weekend-evening density of Rothschild or Dizengoff, which matters for residents whose working days are loud enough without their evenings being the same.

This quality — central access without central atmosphere — is, in our experience, what most buyers at DUO ultimately point to when asked why they chose it.

On the building

DUO’s design carries a particular discipline.

The ground-floor lobby, extending to a seven-metre ceiling, is conceived as an internal avenue connecting the two towers. The per-floor lift lobbies are individually specified rather than repeated. The amenity programme runs across a residents’ club, extensive landscaped outdoor space, and the operational discretion typical of the newer generation of Tel Aviv luxury stock. The mechanical envelope, the glazing, and the acoustic treatment throughout reflect 2022 specification in a market where many of the better-known addresses were completed a decade or more earlier.

The unit range is unusually broad — one-bedroom residences through to four-bedroom penthouses — which produces a resident community of greater diversity than the more narrowly specified luxury buildings deliver.

On the buyer

DUO attracts a mixed but consistent profile.

Returning Israeli professionals whose working lives are concentrated in the central commercial axis. Anglo olim acquiring a central residence with the family space that the older stock often cannot provide. International secondary-residence owners for whom the building’s quiet street and current-generation specification outweigh the prestige of a more famous address. Each of these buyers, in our experience, selects DUO after having considered the more obvious alternatives and having decided that the trade — newness for fame, quiet for energy — is the right one.

The Anglo share at DUO is meaningful. A number of the residences we have shown here have gone to British and American families whose priority was central Tel Aviv without the intensity of Rothschild itself.

On representation

DUO produces steady resale inventory, as its primary-residence orientation would suggest.

Corporate relocations, family stage transitions, consolidations following a divorce or a return abroad — these are the ordinary patterns of a lived-in luxury building, and they produce apartments at a predictable pace. The public market receives a portion of this inventory. A meaningful share moves through private channels, often to buyers introduced by the offices that have worked with the building since completion.

Height, at its quietest address. And the building most often chosen by those who have already considered the louder ones.
