Twenty-eight storeys on the Mediterranean, beside the Kempinski. The building that quietly set the Israeli price record.

For twenty years, the Tel Aviv promenade had been the setting of the city’s best-known hotels but not, until recently, its most significant residential building. HaYarkon Street offered the view, the promenade, the direct sea air, and the foot-traffic of the city’s most photographed beachfront — but nothing, on the residential side, that answered it at the appropriate register. That changed with the David Promenade.

The building was conceived as the residential counterpart to the five-star David Kempinski, and completed alongside it. The hotel and the tower share a plot, an operating relationship, and a particular understanding of what discreet service at the uppermost register looks like. What the building has done for the promenade — and, quietly, for the Israeli market as a whole — is to raise the ceiling of what a Tel Aviv residence can command.

On the coastline

The position is among the most significant in the country.

The building stands directly on HaYarkon Street, with the full length of the promenade at its threshold and the Mediterranean beyond. Neve Tzedek is a short walk south. The Gordon Beach cluster is two minutes north. The Carmel Market is ten minutes inland. Few addresses anywhere on the coast offer the combination of beachfront position, walkable urban access, and the operational weight of an adjacent Kempinski.

The hotel-residence relationship is the building’s defining feature. Residents enjoy selective access to the hotel’s facilities on an opt-in basis — the spa, the restaurants, room service delivered to the residence — and the full benefit of the hotel’s staff without the obligations of a hotel stay. This is the model that luxury residences in New York, Miami, and London have pursued for thirty years. The David Promenade is the first Israeli building to deliver it at full specification.

On the buyer

The David Promenade attracts a distinct profile of buyer — in several respects, the most internationally weighted in the country.

A majority of owners maintain their primary residences outside Israel. The building is, for many of them, the Israeli component of a multi-home arrangement — a residence used for weeks at a time rather than months, serviced professionally in the interim, and integrated with a hotel service envelope that makes absence operationally irrelevant.

This produces a resident density lower than a typical Tel Aviv luxury building at equivalent occupancy. The corridors are quieter than the unit count would suggest. The Anglo contingent is particularly strong. American, British, and Canadian owners are well represented, as are French families whose primary residences are in Paris. The building transacts in English as readily as in Hebrew, and handles French correspondence without comment.

On representation

The David Promenade is, on any per-square-metre basis, the most expensive residential address in Israel.

Two 24th- and 25th-floor penthouses famously transacted at roughly $26 million each. The building has, since completion, been the reference point against which every other beachfront and trophy-grade Tel Aviv residence is priced. Four residences have sold for a combined figure approaching $73 million in a recent period.

Inventory is tight, as one would expect, but somewhat more available than at the purely family-oriented towers inland — a consequence of the international owner profile and the life-circumstance decisions that profile produces. We have handled introductions at the David Promenade on a number of occasions, and maintain a quiet register of the owners whose circumstances might, at the right moment, produce a conversation.
