There is a particular type of residential building that Europe produces with some regularity and that Israel has, historically, produced almost not at all. The London mansion block. The Parisian hôtel particulier converted to residential use. The Milan palazzo with three units per floor and a concierge who has been in place for forty years. Buildings that do not announce themselves, that contain fewer apartments than a large family home has rooms, and whose appeal rests almost entirely on what the building quietly refuses to become.

Rothschild 17 is the closest thing Tel Aviv has produced in this tradition.

On the boulevard

The mid-boulevard position is Rothschild at its most cultural and most walkable.

Habima Square is three minutes north. The Israeli Opera and the Cameri Theatre are at Habima. The principal cluster of Rothschild cafes and restaurants is at the doorstep. The financial district begins immediately to the west, and the boutique retail of Sheinkin is a five-minute walk in the opposite direction. The position is, in the words of a recent resident, “the only place in Tel Aviv where a person my age does not need a car.”

The building itself is slim. Thirty-four floors, a single unit per floor on several levels, and a total residence count well under fifty. The scarcity is structural, not marketed.

On the buyer

The Rothschild 17 buyer has usually owned in a European capital before.

The private lift lobby condition — standard in London’s Mayfair and Knightsbridge, in the Parisian 6th and 7th, in Milan’s Brera — is unusual in Tel Aviv, and it produces immediate recognition in buyers who have lived with it elsewhere. A resident at Rothschild 17 arrives home, the lift opens directly into their own entrance hall, and they see no one else on their floor because no one else has a floor.

This quality of discretion, at boutique scale, attracts a mature professional buyer — senior partners in international law firms, investment principals, established family offices seeking a Tel Aviv pied-à-terre to supplement a primary residence in London or Paris. Families with young children are, on the whole, rarer here than at the larger buildings. The register is quieter, more adult, and rather more European.

On representation

Rothschild 17 rarely produces inventory.

The building’s small residence count, combined with the long-hold patterns typical of its buyer profile, means that in a given year one or two units may surface and occasionally none at all. A residence at Rothschild 17 almost never appears on a public portal. When it does, the cause is usually a specific life circumstance — an estate, a divorce, a relocation for professional reasons — rather than a routine commercial decision to sell.

We have shown the building to a number of buyers over the years, and have come to know the small handful of owners whose circumstances might, at the right moment, produce a residence. The conversation is frequently held some time before the residence is, in any public sense, available.
