A new coastline address, still rising. Indoor-outdoor residences for the buyer who knows the model.
Tel Aviv Coastline · Under Construction
Not every important building on the Tel Aviv coastline is yet standing. Daniel Towers — a significant pre-completion development rising along the coast — is among the quieter pre-sales stories of the past eighteen months. Quieter, because the developer has taken a deliberate posture toward publicity rather than an expansive one. Quieter, because the buyer base has been assembled largely through private channels rather than public marketing. Quieter, because the residences on offer lend themselves to the kind of purchaser who prefers a conversation to a brochure.
The development is structured around a particular architectural proposition: the residence as an indoor-outdoor space. Sliding glass walls that transform entire living areas into semi-exterior rooms. Terraces conceived as extensions of the interior rather than as afterthoughts. Outdoor kitchens, lounge areas, and — on a number of the upper residences — private pools designed for the climate the city actually has rather than the climate the developer has imagined. For a buyer familiar with the Miami, Sydney, or Los Angeles residential idiom, the proposition is immediately legible.
On the coastline
The position places the building within the core Tel Aviv beachfront corridor, with direct promenade access and unobstructed Mediterranean views.
The specific walking distances to Neve Tzedek, to the Rothschild axis, and to the established restaurant clusters will depend on the exact site location, and intending buyers should confirm these with the development’s sales office. What can be said with confidence is that the building will sit within the existing beachfront infrastructure rather than at the edge of it — the kind of address that benefits from the promenade’s maturity rather than having to create its own context.
On the buyer
Daniel Towers has attracted, in pre-sales, a buyer profile whose composition is unusual for the Israeli market.
A significant contingent of purchasers have come from outside the country. European buyers, particularly from the United Kingdom and France. North American buyers from the eastern seaboard and California. A notable East Asian cohort, drawn through the development’s engagement with the Mandarin and Kuala Lumpur markets. Each of these groups arrives with a particular understanding of the indoor-outdoor residential idiom, and a corresponding willingness to pay for it at the level the building requires.
The typical unit is larger than the Tel Aviv average. Three-bedroom residences begin at roughly one hundred and eighty square metres; penthouses extend to six hundred or more. The development is not well-suited to the compact pied-à-terre buyer. It is well-suited to the buyer acquiring a primary or second residence of meaningful scale.
On anticipation
The decisions being made now, at Daniel Towers, are decisions about residences that will be delivered some distance in the future.
This is its own kind of purchase, and it rewards a particular temperament. The buyer at Daniel Towers is acquiring not a residence but a commitment to one, priced at today’s levels and delivered at a date defined by the construction schedule. The pricing available before delivery will almost certainly be lower than the pricing available afterward. The obligation, in return, is to wait.
We have maintained contact with the development’s sales infrastructure throughout the pre-completion period, and have a clear understanding of which unit types remain, which are committed, and which are likely to come back into availability if the original purchasers’ circumstances alter before delivery — an event that occurs at most off-plan developments with some regularity.
Still rising. And, for the right buyer, still the moment to be in the conversation.
A note from the office. If you are considering a residence at Daniel Towers — as a prospective owner, as a buyer in the secondary market at delivery, or simply as a matter under quiet consideration — a brief conversation is the simplest place to begin.
