Every city’s coastline has a building that was there first. In Tel Aviv, on HaYarkon Street directly opposite Gordon Beach, that building is the Opera Tower. It was built before the David Promenade was contemplated, before the Royal Beach received its current operator, before the Mandarin was announced. For many of the years between its completion and now, it was simply the best residential address on the coastline, for the unarguable reason that it was one of the few.

The tower has, inevitably, been overtaken in specification by the newer coastline buildings. The mechanical systems are older. The amenity programme is more conservative. The lift infrastructure shows its age. And yet — for a particular buyer, and for a particular value proposition — the Opera Tower remains one of the more interesting addresses on the promenade.

On the coastline

The position is, on any reasonable measure, among the five best on the Tel Aviv beachfront.

Gordon Beach is directly across the street. The Gordon Pool — the city’s open-air seawater swimming complex — is immediately adjacent. Frishman and Bograshov beaches extend to the south within five minutes on foot. The Hilton Beach cluster is a ten-minute walk north. Dizengoff Street’s cafe and retail corridor is three minutes inland. Rothschild is fifteen minutes south. Few residential buildings anywhere on the coast offer this density of walkable access — and few of those that do trade at anything approaching the Opera Tower’s current pricing level.

On the buyer

The Opera Tower attracts two distinct buyer profiles, and it is useful to distinguish between them.

The first is the value buyer — typically a returning Israeli executive, an Anglo oleh with appetite for renovation, or a European family seeking direct beachfront at a price that the newer buildings cannot match. This buyer acquires an unrenovated or partially renovated residence, invests meaningfully in the upgrade, and ends with an apartment whose quality approaches that of the newer stock at a total cost substantially below it.

The second is the established resident — the owner who bought the apartment in the 1990s or early 2000s, has lived in it for decades, and has no intention of moving despite the construction of more glamorous buildings around them. Some of these owners have renovated extensively over the years; others have not. The community is, in its older quarters, a distinctive one.

On representation

The Opera Tower produces more inventory than any other building on the upper promenade, and the reasons are structural.

A portion of the original owners are now at an age where estates are settling. A portion of the long-term residents have decided, reasonably, to capitalise on the value created by the neighbouring new construction. A portion of the units were historically held as investment rather than primary residences, and those owners are periodically responsive to market conditions. The combined effect is a steadier flow of listings than the market’s newer buildings deliver.

We have handled residences at the Opera Tower on multiple occasions — generally for buyers whose priority was direct beachfront position at a cost substantially below the newest coastline product, and who had the appetite for a renovation project that would, in due course, deliver a residence comparable in quality to anything on the promenade.

The building that was there first. And remains, for the buyer who understands the calculation, among the better propositions on the coast.
