Every new tower in an established quarter carries the same unspoken brief: know what was built before you, and exceed it without insulting it. W Prime arrived in Park Tzameret after Akirov and YOO had, between them, defined what luxury residential meant in the Israeli context for more than a decade. The building’s job was to deliver what both had taught the market to expect — and, in a small number of particulars, to do so better.
It largely succeeds. Floor plates are larger. Ceiling heights are more generous. The mechanical systems, the glazing, the insulation — these are the quiet engineering advantages that twenty years of construction practice brings to a new building, and that no amount of renovation at the neighbouring towers can quite replicate.
On the quarter
W Prime benefits from the Park Tzameret ecosystem without having had to build it.
The security, the landscaped grounds, the restaurant at Ramat Aviv a short drive north, the Ayalon at the doorstep — all of these were established before W Prime broke ground. The building walked into the mature version of its own neighbourhood and simply occupied a plot.
What this has meant for the resident community is subtle but real. The average age is slightly lower than at Akirov. The proportion of families with school-age children is slightly higher. The turnover rate is marginally faster than its older neighbours, in part because the building has not yet developed the generational inheritance patterns that keep the Akirov resale register so thin.
On the buyer
W Prime is, in a sense, the Park Tzameret address for the buyer who wants new.
A significant proportion of its residents are Israeli technology founders who have returned to the country after extended periods abroad, French-Jewish families relocating from Paris, and mature buyers trading down from larger houses in Herzliya Pituach or Ramat Aviv Gimmel. In each case, the preference is for a finished product rather than an inheritance — an apartment that requires no renovation, that can be walked into on a Tuesday and occupied on a Friday.
This has implications for how the building transacts. Owners here are more often selling because a life circumstance has changed, rather than because the residence has been held for thirty years and the estate is settling. The pace is, correspondingly, a little quicker.
On representation

The building suits owners who value specification over provenance — for whom the prospect of a 2020 mechanical envelope and a 2020 finish package is more appealing than the quiet weight of the Akirov name. This is not a small category of buyer. It includes many of the returning Israeli executives we work with, and a significant proportion of the European families who want Park Tzameret without the seventeen-year-old bathroom.
Inventory moves faster here than in the older towers. A residence at W Prime that would languish at Akirov is frequently committed before the first viewing.
